Rentals

Barns Mill Lake maintains a rental cap of 20% of homes within the community, as established by the Association’s Bylaws. Homeowners are encouraged to review the Bylaws for complete details regarding rental restrictions and requirements.

To be eligible to lease a property, an owner must have occupied the home for at least twenty-four (24) months and remain in good standing with the Association, including compliance with Architectural Control requirements, landscaping and grounds standards, and all financial obligations.

All rentals require prior approval from the Board of Directors through the Association’s official rental application process. If the rental cap has been reached, qualified homeowners will be placed on the rental waiting list in the order that completed applications are received. Approval to lease will be granted as rental slots become available under the community rental cap.

Landlords are required to provide the Board with:

  • Current contact information for both the landlord and tenant, including names, email addresses, and phone numbers
  • A copy of the fully executed lease agreement
  • Current homeowner insurance documentation

Updated insurance documentation must be submitted within ten (10) days of each policy renewal.

To ensure timely communication during emergencies and important community updates, both landlords and tenants are required to opt in to the Association’s text and email notification systems.

All lease agreements must comply with the Association’s governing documents, rules, and regulations. Property owners remain responsible for ensuring their tenants understand and follow all community requirements, including Architectural Control guidelines, landscaping and grounds standards, parking rules, and other neighborhood policies.

If a landlord falls out of good standing with the Association during a lease term, including noncompliance with Architectural Control requirements, landscaping and grounds standards, or financial obligations, any grandfathered rental status will be forfeited upon expiration of the current lease. The property will not be eligible for continued rental until all compliance and account requirements have been resolved.

Closings

For property sales and transfers within Barns Mill Lake, please complete the HOA Closing Information Form linked below and submit it as part of the closing process.

The following fees are currently due at closing:

  • HOA Initiation Fee: $750
  • Transfer Fee: $350

These fees should be included as part of the closing process. The completed closing form and any related correspondence should be emailed to [email protected].

Please ensure all required information and applicable fees are submitted prior to closing to help avoid delays.
