Parking Rules & Guidelines
All residents, tenants, and guests are expected to follow the community’s parking rules, along with applicable federal, state, and Cobb County requirements. Please make sure anyone visiting or renting your property is aware of these guidelines.
Waste Services
Trash pickup at Barns Mill Lake is handled by Southeastern Waste, with collection scheduled every Thursday morning. Service runs year-round, except for Christmas Day and New Year’s Day, though pickups may occasionally shift due to holidays or service changes.
To help keep the neighborhood looking tidy, trash containers may be placed at the curb Wednesday evening and should be stored out of view by Thursday night.

Utilities
Marietta Power and Cobb County Water System provide the electric, water, and sewer services that support our community’s shared areas. If you observe a streetlight outage, drainage issue, water-related concern, or other utility-related problem affecting the common areas, please contact the Board of Directors so that the issue can be reported to the appropriate utility provider and tracked through resolution.
The Association maintains a storage unit for HOA records, documents, seasonal items, and community supplies.
If you have items, equipment, decorations, or other materials that you would like to donate for the benefit of the community, please contact the Board of Directors. The Board will review donations to determine whether they can be used to support Association operations, events, or common-area improvements.
Insurance
The Association maintains insurance coverage for the community’s common areas and Association-maintained property. This coverage helps protect shared assets, including common landscaping, signage, lighting, and other community-owned improvements, against certain covered losses and liabilities.
Homeowners are responsible for maintaining their own insurance coverage for their residence, personal property, liability protection, and any interior improvements or upgrades. To help maintain accurate records, homeowners are required to provide the Board with proof of insurance coverage upon each policy renewal. Failure to submit proof insurance within 10 days of renewals will result in compliance fine violations. Please use the form below to submit your renewals.
